
Urban Care Group expands into residential real estate management by acquiring a stake in Hoen Vastgoedbeheer, managing over 10,000 units in the Netherlands.
Urban Care Group, backed by Dutch private equity H2 Equity Partners, has acquired a stake in Hoen Vastgoedbeheer, a prominent residential real estate management company headquartered in Amsterdam. This move represents a key step in Urban Care Group’s ambition to broaden its service offerings beyond its established VvE (homeowners association) management business.
Hoen Vastgoedbeheer has nearly a century of experience managing residential properties and currently oversees more than 10,000 units throughout the Netherlands. The company operates with a dedicated team of approximately 40 employees under the leadership of General Director Rob Smits.
Urban Care Group is a nationwide real estate and VvE management organization employing over 500 staff members. It serves more than 8,000 VvEs and a diverse portfolio of real estate investors. The integration of Hoen Vastgoedbeheer marks the group’s first direct entry into residential property management, complementing its existing services.
Rob Smits, who remains as director and partner, emphasized the strategic importance of the partnership. The deal’s financial terms were not disclosed. However, the acquisition is expected to generate synergies through cross-selling property management services to Urban Care’s existing VvE clients and expanding offerings to a wider residential customer base. Operational efficiencies are anticipated from consolidating administrative functions and integrating management systems.
Market analysts note that this acquisition strengthens Urban Care Group’s position in the competitive Dutch residential real estate management sector. By adding over 10,000 units under management, the group enhances its scale and service capabilities, increasing pressure on smaller regional competitors and accelerating industry consolidation.
